Whenever people who are thinking about selling their homes call me, they usually ask me the same series of questions right off the bat:

  • What should I do to increase the value of my home?
  • What sort of innovations or upgrades should I do?
  • What kind of flooring should I choose?
  • How should I redo my kitchen?

Before doing any of that, though, there are two considerations you have to make. 

First, you have to understand the market. This might seem obvious, but not everybody does it. You have to know what’s happening with home sales in your area. Real estate is hyperlocal, so you need to know the latest developments in your neighborhood. What are homes selling for? Are listings being fully renovated or are they being sold as is?

In some markets, homes are selling quickly regardless of whether they’re renovated or not. In other markets, an upgrade or two may mean the difference between selling quickly and waiting for months on end to get your home sold. Think about that before devoting your time, money, and resources to renovating. This is something you need to discuss with your real estate agent. It’s not just about geography—timing plays a part as well. What time of year do you plan on selling? What’s the economy like right now?

Second, you have to know how to price your home correctly. The importance of this can’t be overstated. You can go online and find various real estate websites that will tell you what your home is supposed to be worth, but they don’t know whether you have a brand-new kitchen, how old your roof is, when you last updated your backyard pool, etc. It’s these types of details that lead to an accurate valuation. Pricing your home correctly is essential to maximizing its equity when it’s time to sell.
